The covered rent payment must go through the banking system to the landlord account disclosed to AADE. Keep the lease, account, and payment trail aligned.
The current legal timetable requires rent covered by article 210 of Law 5222/2025 to be paid to a landlord bank account disclosed to AADE. Organise the account, payment reference, and receipt trail before the transition.
Current as of 13 July 2026. Law 5294/2026 moved the effective date to 1 October 2026 and authorises AADE to move it again. Implementation details may change; verify them with AADE or your accountant.

Where the statutory payment method is not followed, the law removes the standard deduction referenced in article 39(3)(a) for that rental income—currently 5%. Ask your accountant how it applies to your case.
The law excludes the tenant from state rental benefits, support, or allowances for a lease whose rent was not paid using the required method.
