Greek rental tax, sorted: Ε2 and Δήλωση Μισθώσεων exports
Nineflat keeps your rental income organized all year, then hands back a ready-to-file Ε2 CSV and a prefilled Δήλωση Μισθώσεων worksheet. One click per document.
For Greek landlords, tax season means two recurring chores: the annual Ε2 (rental income per property, filed alongside your Ε1) and the Δήλωση Πληροφοριακών Στοιχείων Μίσθωσης every time a lease starts or changes. Both want the same handful of facts — and both are easy to get wrong when you're copying from bank statements at the last minute. Nineflat keeps those facts as you go, then hands them back ready to file.
One click per document Open Reports → Accountant export. You'll see exactly two outputs, because those are the two documents that matter.

- Annual Ε2 export (per property). A CSV with gross rent collected, deductible expenses, and net taxable income per property. Your accountant pastes the values straight into Ε2 / Ε1.
- Δήλωση Μισθώσεων worksheet. A PDF prefilled with landlord and tenant ΑΦΜ, property ΑΤΑΚ, and lease terms. You copy the values into the TAXISnet form.
Why a worksheet, not auto-submit There is no public AADE REST API for the lease declaration, so no tool can legitimately file it for you — anyone claiming otherwise is bluffing. What Nineflat does is remove the error-prone part: gathering the right ΑΦΜ, ΑΤΑΚ, dates, and amounts into one prefilled sheet so the TAXISnet entry takes two minutes instead of twenty.
The quiet part that saves you Because rent is collected through Nineflat, the Ε2 numbers aren't reconstructed from memory in July — they're the actual payments, receipted month by month. Rent receipts (αποδείξεις είσπραξης) are issued automatically on every payment, so the paper trail behind the export already exists.
How to use it
- Collect rent through Nineflat during the year (or record manual transfers).
- In Reports → Accountant export, pick the tax year.
- Download the Ε2 CSV for your accountant and the Δήλωση Μισθώσεων worksheet for TAXISnet.
That's the whole job. Start free — the export is built into Nineflat.
